Terms and Conditions
General
M T Austin is the owner of the property. The contract is between the owner of the property
and the guest.
All enquiries shall be
held provisionally for 7 days on a verbal booking.
If the booking is made at least 6 weeks before the holiday
starts, a deposit of 30% is payable. On
receipt of the deposit we shall confirm the booking in writing.
If we have not received the deposit
within 7 days of the booking the provisional enquiries may
lapse. The deposit can be paid by cheque or bank transfer.
The balance of the rent is
due 6 weeks before the start date.
If the booking is made less than 6 weeks before the
start date then the full rent is payable within 7 days
of the booking. If the balance
payment is not received by the due date, then the guest may
lose
the booking and the deposit may be forfeited.
Cancellation
In the event of cancellation by the guest less than
6 weeks before a holiday begins the whole rent is due
unless we succeed in re-letting in which case the rent
shall be returned less the deposit. With more than 6 week's
notice, the rent shall be returned less the deposit.
Cancellation Insurance
It is recommended that you take out
insurance even for UK holidays.
Payment options
Payment can be made by cheque made out to M T Austin.
Discounts
A 5% discount is offered for a repeat booking made
within
18 months of the previous holiday.
Overseas Bookings
Overseas guests may pay in sterling by cheque drawn
on a UK bank or by electronic transfer. Any charges
for payments from overseas will be passed on to the
guest.
Eligibility
Bookings shall not be accepted from stag or hen parties.
Arrival and Departure
All holidays start and finish on
a Saturday (except as agreed for out-of-season short
breaks). Tenancies commence at 3:30pm on the first day
and terminate at 10am on the day of departure. If it
is possible to allow earlier access we shall try to
advise you.
Short Breaks
Available from November to March, apart from Christmas
and New Year. 3 nights minimum. 2 or 3 nights charged @
70%, 4 nights @ 75% and 5 nights @ 80% and 6 nights
@ 90%. Sometimes available at other times, please enquire.
Please note the repeat discount does not apply to
short breaks
Parking
There are two parking spaces available for each property.
Smoking
All properties are non-smoking - please do not
smoke under any circumstances.
Cots/Highchairs
Cots and highchairs may be available but please mention
your requirements when booking.
Towels & Linen
Towels and linen are included in the rates. Linen is changed between holidays and a change of
linen is provided weekly during holidays.
Pets
Pets are not accepted.
Mobile phones
The mobile phone signal is not good within the building.
The signal improves as you move towards the gate.
Electricity and central heating are included in the
rental.
Obligations of the Guest
The guest agrees:-
a. to pay for any losses or damage to the property
caused or allowed by the guest.
b. to take good care of the property and leave it
in a clean and tidy condition on departure. The owner
reserves the right to make a charge for extra cleaning
if the property is not left in a satisfactory condition.
Should the owner be dissatisfied with the condition
of the property, he may refuse to take a booking from
that guest again.
c. to permit the owner and his agents reasonable
access to the property
d. not to part with possession of the property, or
share it, except with members of the party listed when
booking
e. not to exceed the total number of people stipulated
in the property description
f. not to sell or transfer the booking to another
party without the owner's agreement
g. not to cause an annoyance or become a nuisance
to occupants of adjoining premises
h. not to smoke or allow smoking
Non-availability of property
If for any reason beyond the owner's control the
property is not available on the date booked (owing,
for example, to fire damage) or the property becomes
unsuitable for holiday letting, all rent and charges
paid in advance by the guest will be refunded.
Liability
The owner shall not be liable for any loss or damage which the guest
or any other
person may suffer arising out of or in respect
of any letting.
Breach of Contract
If there is a breach of any of these conditions by
the guest or any of their party, the owner reserves
the right to re-enter the property, and require the guest and their party to leave.
If there is a breach of any of these conditions by
the owner then the guests have the right to end their
holiday.
Governing Law
The contract is governed
by Scottish law.
Complaints
We endeavour to prepare the properties
to a high standard. However, if a problem does arise please
advise us immediately. Every effort will be made to
assist you.
If the owner is denied the opportunity of investigating
the complaint within a reasonable time or denied the
opportunity to put matters right during the holiday,
then this may result in a reduction of any
compensation which may be payable to the guest arising
out of such a complaint.
Faults or Breakages
If something breaks or becomes faulty during the
holiday please advise us immediately - this will give us time
to fix the problem before
the next guests arrive.
